Investment-wise, it isn’t great. Your rental income here would probably be around $40k per year.

This also happens to be the highest-priced unit in the building currently for sale. I think there are about 5 available at this time. For 2 beds and 2 baths, I think it’s a little overpriced, but it’s not super high, either.

Agent Hot Take 🔥: Okay, these properties are pretty cool. They’re definitely old beach shacks, but the people who own them seem to keep them in good shape. For the price, it’s not a bad buy and offers plenty of diverse usage opportunities. You can close off one door, and it becomes a duplex. That means you can rent one floor and use the other, rent both floors separately, or open that door and keep it as a single-family home. Overall, it’s a pretty good setup. You also have a ton of outdoor space and a nice porch as well. The location is great and, even though it’s on Bay Ave, it isn’t as far as you would think from the beach: It’s probably a 10 to 15-minute walk. You’re close to shops, restaurants, ice cream, Strathmere, and more. This is a good one in many ways.

Agent Hot Take 🔥: A nice 4-bed, 2-bath, corner second-floor unit. I don’t hate the price on it, either. It looks like it’s well-maintained for sure. Negatives for me that someone needs to consider are the church parking lot across the street and the half-deck. Nothing you can do about the decks and, honestly, the parking lots are both a plus and a minus, depending on how you look at it: They’re nice when they’re not being used but can be packed on a Sunday. These are just a few things to consider if you plan on reselling down the road, but the price is good for today’s market.

Property Description: This 2nd floor corner unit is just steps to the beach an ocean view from the deck & kitchen. New A/C system in 2023. Nice rental history. This unit is turnkey & ready to go !!
