Agent Hot Take 🔥: This property is in a nice location and offers a lot since it has 2 floors. The living space and bedrooms are very large here, as well. The property could use some updating, though. I would say about $75k in work for both floors in total. I don’t think it’s a terrible buy, but I think they need to lower the price a little bit. Being that they’re offering the whole building, I wouldn’t be surprised if they get a buyer for the whole thing.

Agent Hot Take 🔥: This one’s a beautiful 6-bedroom, new construction with a pool. This property has all the bells and whistles, and I’m going to bet it sells just under $2.5M because of some recent comps that just went under contract. It still amazes me that Bay Ave is seeing these numbers. I’m a big fan of the pools in OCNJ, but I don’t love this setup for some reason. I feel like the neighbors on both sides of the property can see your every move and hear everything you say. The house is nice, but I’m still having a tough time wrapping my head around these numbers this far from the beach.

Agent Hot Take 🔥: Tough one here: Asking $3M for a massive beachfront doesn’t seem horrible, but these people bought this for $1.75M in 2022. They did some work on it, but nothing mind-blowing. The house is older and, in my opinion, should have more to it for $3M. We shall see.

Agent Hot Take 🔥: I like this one a lot. Shy of $1.5M for a whole building is a good deal in today’s market. It’s listed as a multifamily duplex, so I’m sure if this is condo’ed or not. But, either way, it’s a good buy. It’s not in the best location, but you have peaks of the bay and, if you get it for $1.45M, that’s $725K per floor, and it doesn’t need a ton of work. A good buy!
